For the purpose of assessing my suitability for a tenancy with RentPerks (hereafter collectively including its authorized Agents, Representatives, Officers and Brokerages) it may carry out background checks that include employment history, reference checks, general character and internal credit reports.
I acknowledge and agree that third parties may have access to such information and understand that such information may be obtained by RentPerks (either directly or indirectly) from the same. To this end, I hereby authorize any such third party to furnish the information requested. I agree that an electronic copy of this Authorization shall be as valid as a handwritten one. I also agree to the transfer of my personally identifiable information to and from RentPerks acting on its behalf wherever located.
All such information shall be held in confidence by RentPerks in accordance with local law and shall be collected, used and disclosed only as reasonably necessary for the purpose above. I understand that RentPerks will undertake reasonable steps to protect, secure and keep confidential the information about me that is collected. RentPerks uses its own credit assessment process known as Credilytix and will track your tenancy payment history, condition report scores and security deposit return record as part of this assessment.
In accordance with applicable laws and subject to the restrictions or exceptions provided therein, I may consult the personal information retained by or provided to RentPerks by filing a written request to firstname.lastname@example.org.
I hereby fully release, discharge and hold harmless RentPerks and all other persons providing information or reports about me from any and all claims, damages, losses, liabilities, costs and expenses related to the collection, processing or release of any such information or reports.
I also understand that RentPerks is acting as a facilitator by providing services to both Landlords & Tenants (Parties). As facilitators of this lease transaction, our Agents don't: require the exercise of discretion or judgement; provide confidential advice, or advocate for either of the Parties. The Agents will disclose to the Parties all facts that will or may materially affect the Property's marketability or market value.
I agree that I have the authority from all parties that will be listed on this lease and whose names have been provided, to submit their information and to sign on their behalf with their full permission should a lease be granted.
The Parties acknowledge that they have agreed that this document as well as all documents and notices given pursuant hereto or relating directly or indirectly hereto be drawn up in English. By pressing I consent, I consent to RentPerks collecting, using & disclosing my personal information for the above purposes. I also consent to RentPerks pre-authorizing my card for one month’s rent in the event that my lease offer is accepted such that the lease can be finalized and fully effected.
You may apply for the “no-last month” or “no security deposit” facility. It is subject to owner approval, a high credit rating we assess and a credit card or debit card added to the tenant app as regular payment. The facility fee is $395 plus taxes plus a monthly fee of $7.95. Neither of these are refundable. The fee does not reduce any payment toward damage to the tenancy, that is still at your expense. If the tenancy is found to have damage during any inspection, or a card payment is declined, or any rent is later than 3 days past due date for any reason, then the facility is revoked and the last month rent or security deposit become payable immediately.

The photo image should be clear and the name identical to your application name. Other tenants on this lease should include their photo ID later in their application section.
Please add your income verification here. If you are an employee then include your last 2 most recent pay slips. If you are a contractor you must include your (1) contract agreement, (2) most recent invoice and (3) your most recent CRA tax return. If you are self-employed then the most recent T2 and T4 returns must be included and your accountant or book-keeper’s details should be included in the EMPLOYER’S details section so we can contact him/her. If you rely on other payments such as pension, community support or disability, your case/care manager contacts should be in the EMPLOYER’s details section and you can include supporting material here. If you are retired then your accountant or investment adviser’s details should be in EMPLOYER’s details and you must include copies of bank or investment portfolio statements plus your most recent tax return.
Pets are an important part of your family! RENTPERKS welcomes pets and thanks for noting these on your application. If this application is for a condo then we allow 2 pets (unless bylaws specify fewer, see lease conditions), which may be any combination of cat and/or dog. Otherwise any pet restrictions are noted on your lease conditions. All pets must attend a pet interview for approval.
For a dog to be approved, they must be no taller than 56 cm (22") at the shoulder. In addition to breed restrictions in local by-laws, the following purebreds or mixed breeds are not permitted: German Shepherds, Pit Bulls, Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chow Chows, Presa Canarios, and Boxers.
A one time pet fee of $150 per pet applies as well as a monthly fee of $18.95 per pet approved
